Reserved Accommodation Programme Sept 23: Master's degree students

Monthly rent

The monthly rental fees for the private studios reserved for eligible new international Master's degree students is approximately 545 euros excluding and 806 euros including mandatory service costs and utilities per month.

Rent allowance

If you are 23 years or older and also meet the individual requirements, Plaza's private studio accommodation in the Campus USP 030 building reserved for Master's degree students is eligible for the government regulated scheme called rent allowance. This means that you can possibly benefit from a cost reduction off your monthly net rent. Read more about this allowance regulated by the Dutch government.

Booking costs

When you reserve a studio, Plaza will request you to complete the following payments via bank transfer within 24 hours:
 

• Deposit: 1250 euros
• First rent payment 

The housing via the Reserved Accommodation Programme for eligible degree students is exclusively available for fixed rental period of 12 months. Most Plaza contracts start mid August 2023 and end 6 August 2024. 

Important:
 

• Because the rental period is fixed on 12 months it is not possible to cancel the accommodation prematurely, nor is it possible to extend your stay.
• If you are searching for housing for a shorter rental period than 12 months, it is not possible to book this accommodation. 
• The rental period does not necessarily cover a full academic year. A programme or course may plan educational activities after the rental period ends. 
• Tenants are responsible for the rental payments for the full tenancy period. If you arrive later in the semester, regardless of the reasons why, Plaza cannot defer a reservation to a later moment and you remain responsible for paying the rent per the starting date of the contract. 

Cancellation of an agreement with Plaza prior to the rental period is only possible under the following conditions:
 

• Your request for cancellation of the rental agreement is submitted before 21 July 2023, so 20 July at the latest by e-mailing Plaza

If you have an eligible timely cancellation request you will be refunded the deposit minus the cancellation fee of 250 euros. In the case that you have an ineligible or untimely request for cancellation or if you fail to show after the rental period has started, the rental contract will be terminated and you will not be refunded the deposit.

Monthly rent

• Willem Dreeslaan private room: between 340 - 465 euros excluding and 617 - 742 euros including mandatory service costs and utilities per month
• Rotsoord private single person studio: 775 euros excluding and 1015 euros including mandatory utilities
• Rotsoord studio suitable for couples: between 1040 - 1145 excluding and 1280 - 1385 euros including mandatory service costs and utilities per month

Keep in mind that, as explained in the contract, the monthly rent excludes Municipal taxes. These must be paid by the tenant to the Municipality of Utrecht upon request.

Rent allowance

If you are 23 years or older, and also meet the individual requirements, the private single person studios in the Rotsoord building are eligible for the government regulated scheme called rent allowance. This means that you can possibly benefit from a cost reduction off your monthly net rent of up to 412 euros per month. Read more about this allowance regulated by the Dutch government. 

The private rooms in the Willem Dreeslaan building and the studios suitable for couples in the Rotsoord building (even if occupied by a single tenant) are not eligible for rent allowance. 

Registration costs

Application for a Xior account is free of charge. Only when you reserve an accommodation when booking opens you pay a non-refundable registration fee of 25 euros.

Advanced payments

When your reservation has been checked and approved by Utrecht University you can complete your reservation by signing the agreement and completing the additional advanced payments via bank transfer within 24 hours:
 

• Non-refundable administration fee: 75 euros 
• One-off cleaning fee: 75 euros (Willem Dreeslaan), 115 euros (Rotsoord)
• Deposit:  500 euros (Willem Dreeslaan), 1000 euros (Rotsoord)
• First month's rent

Optional packages (select during booking):

• Linen package: 95 euros
• Starter package of tableware: 45 euros
• Cleaning package: 50 euros
• Wireless package: 45 euros (your own router is only required for the rooms in the Willem Dreeslaan building)
• Cooking package: 55 euros

The reserved housing via Xior for eligible degree students is exclusively available for fixed rental period:
 

• Willem Dreeslaan Building: Monday 14 August 2023 - Monday 5 August 2024
• Rotsoord building: Friday 18 August 2023 - Monday 5 August 2024

Cancellation prior to commencement of the rent agreement  

Cancellation of an agreement with Xior Student Housing prior to the rental period is only possible under the following condition:
 

• Your request for cancellation of the rental agreement is submitted four weeks prior to the start of the rental period in writing via Utrecht@xior.nl 

If you have an eligible timely cancellation request you will be refunded the deposit minus the non-refundable fees you already paid (registration fee of 25 euros and administration fee of 75 euros). In the case that you have an ineligible or untimely request for cancellation or if you fail to show after the rental period has started, the rental contract will be terminated and you will not be refunded the first month's rent.

Please note that the costs and rent below are provisional and based on the academic year 2022-2023.

Average rent

The monthly rental fees are roughly 480 to 765 for a private room, and up to 1100 euros per month for a private single person studio. The rent includes mandatory service costs and furnishing. 

Rent allowance

If you are 23 years or older, and also meet the individual requirements, SSH' private studios are eligible for the government regulated scheme called rent allowance. This means that you can possibly benefit from a cost reduction off your monthly net rent of up to 412 euros per month. The rooms with shared facilities are not eligible for rent allowance. Read more about this allowance regulated by the Dutch government. 

Booking costs

Registration for SSH Short Stay is free of charge. Only when you submit a reservation request you make several payments:
 

• Reservation fee: 90 euros
• Down payment: First and last months' rent 
• Bedding package (optional): 57,50 euros
• One off cleaning fee: variable 

To avoid automatic cancellation, these payments must be made via Visa- or Mastercard within 24 hours after reserving the accommodation.

The housing via the Reserved Accommodation Programme for eligible degree students is exclusively available for fixed rental period of 12 months: Friday 18 August 2023 until Tuesday 13 August 2024
 

• Because the rental period is fixed on 12 months it is not possible to cancel the accommodation prematurely, nor is it possible to extend your stay.
• If you are searching for housing for a shorter rental period than 12 months, it is not possible to book this accommodation. 
• The rental period does not necessarily cover a full academic year. A programme or course may plan educational activities after the rental period ends. 
• Tenants are responsible for the rental payments for the full tenancy period. If you arrive later in the semester, regardless of the reasons why, SSH cannot defer a reservation to a later moment and you remain responsible for paying the rent per the starting date of the contract. 

Students can cancel their reservation up to four weeks before the intended start of the rental period through info@sshxl.nl. After approval of the request by the SSH, the down payment minus a cancellation fee and minus the nonrefundable reservation fee will be refunded.
