Reserved housing Xior

Update 28 May 2026: All reserved accommodations for master's students are booked.

Any housing options that become available again due to cancellation will reappear on the booking portals. You are advised to check the portals regularly.

Utrecht University reserves a limited number of furnished private rooms and studios for international students with Xior Student Housing. The reserved accommodations for Master students are located at the Willem Dreeslaan. This building is near university buildings and within close distance of Utrecht city centre.

The Willem Dreeslaan building offers private, furnished bedrooms on mixed gender floors, and the bathroom, laundry and kitchen facilities are shared with the other tenants on the floor. Rent and other costs

Monthly rent
A Willem Dreeslaan private room is between 400 and 616 euros per month, excluding mandatory service costs and utilities (tba). Keep in mind that the monthly rent excludes municipal taxes. These must be paid to the Municipality of Utrecht upon request.

Rent allowance
Xior's private rooms are not eligible for rent allowance. 

Registration costs
Non-refundable registration fee: 25 euros

Advanced payments
Once your reservation and eligibility have been verified by Utrecht University, you can complete your booking within 24 hours by signing the agreement and completing the following payments via bank transfer:

  • One-off cleaning fee: 85 euros
  • Deposit: 2 times monthly rent
  • First month's rent

Optional packages (select during booking):
Visit the Xior website for the various optional packages, such as linen and cooking packages. 

Rental period

Xior housing via the Reserved Accommodation Programme for eligible degree students is exclusively available for a fixed rental period of 12 months, from 7 August 2026 until 2 August 2027.

Important:

  • As you agree to a fixed, 12 month rental period, you cannot cancel the lease prematurely, nor can you extend your contract. If you are looking for housing for a shorter rental period than 12 months, you are not eligible for this type of accommodation.
  • The rental period does not necessarily cover a full academic year. Your programme may plan educational activities before the start of your lease or after the rental period ends.
  • Tenants are responsible for the rental payments for the full tenancy period. Xior cannot defer a reservation to a later moment and you are responsible for paying the rent per the starting date of the contract.

Cancellation prior to the start of the contract

Students can cancel their booking before 1 July 2026, by sending an email to Utrecht@xior.nl. If your cancellation request is submitted correctly and on time, you will receive a refund of your deposit, minus the non-refundable registration fee. A late or an incorrectly submitted cancellation means your first month's rent will not be refunded. 

How to apply

Update 8 June 2026: Xior is currently fully booked. Any cancellations will reappear on the Xior booking portal. You no longer need to sign up as described under step 1 below, but can book any available options straight from the Xior booking page. Make sure you are logged in to see the available offers.

For Xior housing, you do not need to register an account prior to booking on 28 May 2026 10.00h Central European Summer Time (10 a.m. Dutch time). 

Step 1: Sign up
Warning: although you are allowed to register with every housing provider in the programme, it is not permitted to book more than one room/studio. If you have successfully applied for accommodation, you are no longer eligible for another with any of the housing providers in the programme. Each booking is verified by UU; if you have more than one booking, all but one will be cancelled. Which bookings are cancelled is random. Any costs or advanced payments will not be reimbursed by the housing provider.

On 28 May 2026, 10.00h Central European Summer Time, go to the Xior sign up page. Once you successfully fill out your details, you will be forwarded to the Xior booking portal. NB: when the maximum number of people have applied, sign up will (temporarily) close and you will get the following message: The maximum number of applications has currently been reached. We advise you to regularly check back, as reservations are subject to eligibility and cancellations.

Step 2: Booking
Once you are forwarded to the Xior booking page, you will see the general Willem Dreeslaan room description. Click on Available, and then on Start application. You will then have to create an account. After creating an account, you can view and select one of the available rooms (first-come, first-served). When you have chosen a room, you click Reserve this room. You can then start the actual application by filling out your personal details (make sure you have your passport or ID number and banking details ready). You complete the reservation request by paying a non-refundable registration fee of 25 euros via credit card, debit card or iDEAL|Wero. NB: if you are under 18, Xior requires a guarantor to reserve accommodation.

Step 3: Wait for verification
Once you have completed the reservation, you will receive a confirmation email from Xior. Xior will now verify your eligibility with Utrecht University. Note that this may take a few days. You can check the conditions for eligibility yourself on the main page.

Step 4: Make payments and sign contract
Once your eligibility has been verified by Utrecht University, Xior will send you the contract and payment instructions. To complete the booking, you must return a signed contract and proof of payment (print screen) within 24 hours. Make sure to include the invoice number in the notes of the bank transfer. If you miss this 24 hour deadline, your reservation is automatically cancelled.
