UU Reserved Accommodation Programme September 2025: Master's degree students

Please be aware that due to changes in the Dutch Rent Act, rent prices will increase as per the next semester (August 2025). This also applies to the housing offerings of the UU Reserved Accommodation Programme. At present, the new rent prices (for 2025-2026) in the programme have not yet been determined by the housing providers. Information will be updated within the next months.

The information on this page is for international Master's degree students new to the Netherlands who are planning to enrol per September 2025.

Dutch universities do not own student housing and students themselves are responsible for finding accommodation. Utrecht University has, however, reserved accommodation for new international UU students with different housing providers (SSH, Plaza and Xior) throughout Utrecht. Through the UU Reserved Accommodation Programme, international master's students new to the Netherlands can apply for a furnished room or studio. In order to apply, students must meet the set conditions. Please note that availability is limited and booking is on a first-come, first-served basis. In short, securing housing through the programme is not guaranteed.

Conditions Master's degree students

  • You plan to enrol in the first year of an English-taught UU Master's degree programme per September 2025. Exception: students who require a visa and/or residence permit can apply for reserved accommodation even if their programme is (partly) taught in Dutch;

  • You are new to the Netherlands: you have not lived or studied in the Netherlands before, and you currently live abroad;

  • You agree to a fixed rental period of 12 months. The lease cannot be terminated early, nor can it be extended.

  • Availability is limited

    Finding accommodation through the programme is not guaranteed. Due to the high demand for housing, anticipate that you might not be able to book accommodation this way and explore other ways to find housing before booking opens.

  • Rental periods are fixed

    The agreements have fixed start and end dates. It is not possible to rent longer, shorter, or to cancel the agreement prematurely. 

  • 12 month leases only

    Master's degree students who start their programme in September 2025 can apply for 12 month leases only, even if they are enrolled in a multiple year program.

  • Multiple bookings not allowed

    It is not permitted to apply for more than one accommodation when booking starts. If you have successfully booked accommodation, you are no longer eligible for another.

How to apply

UU has reserved housing with three housing providers in the region: Plaza, Xior and SSH Short Stay. Each provider has their own registration and booking process. Keep in mind that all housing in the UU Reserved Accommodation Programme is very popular, so make sure you consider every option and each provider.

Limapad studio

UU reserves a limited number of private, furnished studios for international Master’s degree students with housing provider Plaza in their Campus030 Limapad building. This building is located at Utrecht Science Park, near several university buildings, sports facility Olympos, restaurants and shops. From Utrecht Science Park, you can easily reach Utrecht Central Station and the city centre by tram, bus, or a short bike ride. For a tour of the building, watch the Campus030 Limapad building video

The private, furnished Limapad studios are approximately 16 m2 and have their own kitchen and bathroom.

Housing provider Xior

Xior - Rotsoord

Utrecht University reserves a limited number of furnished private rooms and studios for international Master’s degree students with Xior Student Housing. The Xior reserved accommodation can be found in two different buildings in Utrecht: the Willem Dreeslaan and the Rotsoord building. Both are located near university buildings and are within close distance of the city centre.

The Willem Dreeslaan building offers private rooms. The floors are mixed gender, and the bathroom, laundry and kitchen facilities are shared with the other tenants on the floor.

The Rotsoord building offers premium, two-person studio apartments with a private bathroom and kitchen and a shared laundry room. The studios are suitable for couples and not necessarily suitable for friends or house sharing.

Housing provider SSH Short Stay

SSH room

Utrecht University reserves a limited number of furnished rooms and studios with student housing foundation SSH Short Stay. SSH Short Stay offers accommodations in various residence buildings at Utrecht Science Park, the International Campus Utrecht and in Zeist. All SSH residence buildings are within travelling distance of the various university buildings and Utrecht city centre. SSH offers private studios, private rooms and shared rooms.
