Reserved housing Xior Bachelor's
Update 20 May 2025: All reserved accommodations for bachelor's students are booked.
Any housing options that become available again due to cancellation will reappear on the booking portals. You are advised to check the portals regularly.
Rent and other costs

Monthly rent
A Willem Dreeslaan private room is between 612 - 710 euros per month, including mandatory service costs and utilities. Keep in mind that the monthly rent excludes municipal taxes. These must be paid to the Municipality of Utrecht upon request.
Rent allowance
Xior's private rooms are not eligible for rent allowance.
Registration costs
Registering a Xior account is free of charge. Only when you manage to reserve accommodation, do you pay a non-refundable 25 euro registration fee.
Advanced payments
Once your reservation and eligibility have been verified by Utrecht University, you can complete your booking within 24 hours by signing the agreement and completing the following payments via bank transfer:
- Non-refundable registration fee: 25 euros
- Administration fee: 75 euros
- One-off cleaning fee: 85 euros
- Deposit: 750 euros
- First month's rent
Optional packages (select during booking):
- Linen package: 95-100 euros
- Starter package tableware: 45 euros
- Cleaning package: 50 euros
- Wireless package: 45 euros (your own router is only required for the rooms in the Willem Dreeslaan building)
- Cooking package: 55 euros

Rental period
Housing via the Reserved Accommodation Programme for eligible degree students is exclusively available for a fixed rental period of 12 months: 8 August 2025 - 3 August 2026
- As you agree to a fixed, 12 month rental period, you cannot cancel the lease prematurely, nor can you extend your contract. If you are looking for housing for a shorter rental period than 12 months, you are not eligible for this type of accommodation.
- The rental period does not necessarily cover a full academic year. Your programme may plan educational activities before the start of your lease or after the rental period ends.
- Tenants are responsible for the rental payments for the full tenancy period. Xior cannot defer a reservation to a later moment and you are responsible for paying the rent per the starting date of the contract.
Cancellation prior to the start of the agreement
Cancellation of the Xior rental agreement is only possible if your cancellation request is submitted in writing via Utrecht@xior.nl before 1 Juli 2025. If your cancellation request is submitted correctly and on time, you will receive a refund of your deposit, minus the non-refundable registration and administration fee. A late or an incorrectly submitted cancellation means your first month's rent will not be refunded.
Shared facilities and good tenancy
In the Willem Dreeslaan building, the kitchens and bathrooms are shared with other tenants. Like in all common areas, good tenancy is expected in regard of nuisance and cleanliness. Read more about what is expected of tenants in the Netherlands.
How to apply

Registration opens on 7 May 2025; booking for Bachelor's degree students is on 20 May 2025 10.00h Central European Summer Time (10 a.m. Dutch time).
Step 1: Register an account
Prior to booking, you need to register an account on the Xior booking site (free of charge). Once you have registered, you will receive an email with a link to confirm your account. Make sure you register before 20 May 2025.
Step 2: Book
Warning: although you are allowed to register with every housing provider in the programme, it is not permitted to book more than one room/studio. If you have successfully applied for accommodation, you are no longer eligible for another with any of the housing providers in the programme. Each booking is verified by UU; if you have more than one booking, all but one will be cancelled. Which bookings are cancelled is random. Any costs or advanced payments will not be reimbursed by the housing provider.
On 20 May 2025 10.00h Central European Summer Time, make sure you are logged into your Xior account on the Xior booking page (use a Chrome browser). Once you are logged in, select City: Utrecht, and Complex: Willem Dreeslaan. Select an accommodation labelled UU Bachelor and enter the booking code for UU Bachelor's students: XUUBA (offers are on first come, first-served basis and booking is not guaranteed). This code does not work before 20 May, nor does it work for housing reserved for different student groups or schools. If you enter the code and the room is labelled as Reserved, someone is already in the process of booking the accommodation. Offers labelled HU Year are not available for UU students. Once you have entered the booking code, you have 15 minutes to carefully read the details, select extra packages (optional) and submit the reservation request. You can leave the field for BSN* blank; BIC* is a required field. You complete the reservation request by paying a non-refundable registration fee of 25 euros via credit card.
Important: if you log onto the booking portal and get the message ‘You are now in line. Thank you for your patience.’, then all available rooms are being booked by other students. Rooms for which the booking is not completed will eventually reappear on the portal. If you decide to wait, do not refresh. However, we advise you to try booking accommodation with a different provider.
*BSN and BIC: BSN stands for a Dutch Social Security number. BIC stands for Bank Identifier Code or SWIFT-BIC and is a specific code that differs per bank. This code can be found on your bank's website.
Step 3: Wait for verification
Once you have completed the reservation, you will receive an email titled Xior-Booking | Confirmation. Xior will now verify your eligibility with Utrecht University. Note that this may take a few days. You can check the conditions for eligibility yourself on the main page.
Step 4: Make payments and sign contract
Once your eligibility has been verified by Utrecht University, Xior will send you the contract and payment instructions. To complete the booking, you must return a signed contract and proof of payment (print screen) within 24 hours. Make sure to include the invoice number in the notes of the bank transfer. If you miss this 24 hour deadline, your reservation is automatically cancelled.
