Rent and other costs


Monthly rent

Please be aware that due to changes in the Dutch Rent Act, rent prices will increase as per the next semester (August 2025). This also applies to the housing offers in the UU Reserved Accommodation Programme. At present, SSH has not yet determined the rent prices for 2025-2026. This information will be updated as soon as possible.

Rent allowance

If you are 18 years or older and meet the other individual requirements, you could be eligible for the government subsidy called rent allowance. If you are eligible for rent allowance, you are entitled to a monthly payment to help pay rent. Read more about rent allowance on our housing budget page.

Booking costs (first payment)

Registration with SSH Short Stay is free of charge. Only when you submit a reservation request, do you need to make several payments:

  • Reservation fee: 98 euros
  • Deposit payment: First month and last period's rent
  • Bedding package (optional): 80 euros
  • One off cleaning fee: varies

Rental period

SSH Short Stay reserved accommodation is exclusively available for a fixed rental period of 12 months: 14 August 2025 until 11 August 2026

Important:

  • As you agree to a fixed, 12 month rental period, you cannot cancel the lease prematurely, nor can you extend your contract. If you are looking for housing for a shorter rental period than 12 months, you are not eligible for this type of accommodation. 
  • The rental period does not necessarily cover a full academic year. Your programme may plan educational activities before the start of your lease or after the rental period ends. 
  • Tenants are responsible for the rental payments for the full tenancy period; SSH cannot defer a reservation to a later moment, and you are responsible for paying the rent per the starting date of the contract.

Cancellation prior to the start of the agreement

Students can cancel their booking up to four weeks before the start of the rental period by sending an email to info@sshxl.nl. After the cancellation request has been confirmed by SSH, the first payment will be refunded (minus a cancellation fee and the non refundable reservation fee).

Shared facilities and good tenancy

With the exception of the SSH Short Stay private studios, all SSH Short Stay units have shared facilities (kitchen/bathroom). Like in all common areas, good tenancy is expected with regard to nuisance and cleanliness. Read more about what is expected of tenants in the Netherlands.  

How to apply

Registration opens on 7 May 2025; booking for Bachelor's degree students is on 20 May 2025 10.00h Central European Summer Time (10 a.m. Dutch time). 

Step 1: Register an account
In order to book accommodation, you need a verified SSH Short Stay account (free of charge). Registration opens on 7 May 2025. Fill out the SSH Short Stay webform (you will find the link to this form on this page); choose UU Bachelor under type of resident and Bachelor 2025-2026 under housing period. Register before 16 May 2025. If you register after 16 May 2025, we cannot guarantee that your account will be verified in time before booking opens.

Step 2: Wait for verification
Once you have submitted your registration, it will be reviewed by Utrecht University. Note that this may take a few days. You can check the conditions for eligibility yourself on the main page. If your registration is correct and you are deemed eligible, you can log into your SSH account and select 'rental offer' to preview the accommodations available to you when booking opens.

Step 3: Book
Warning: although you are allowed to register with every housing provider in the programme, it is not permitted to book more than one room/studio. If you have successfully applied for accommodation, you are no longer eligible for another with any of the housing providers in the programme. Each booking is verified by UU; if you have more than one booking, all but one will be cancelled. Which bookings are cancelled is random. Any costs or advanced payments will not be reimbursed by the housing provider.

On 20 May 2025 10.00h Central European Summer Time, make sure you are logged into your SSH Short Stay account and ready to book. Select an accommodation and select Book this accommodation. Offers are on first come, first serve basis and booking is not guaranteed

If you manage to make a reservation request, a booking option is created. Note that this may take a few minutes. Once the booking option is created, you will receive an e-mail and a message in your My SSH inbox. You now have 15 minutes to read the information, choose your monthly payment method, include your emergency contact information, and accept your rental agreement and the Terms and Conditions. If you do not confirm the booking within 15 minutes, it will expire.

Step 4: Make payment
You need to complete the first payment by Visa, Mastercard or Maestro credit card within 24 hours after confirming your booking option. If you do not make the first payment within 24 hours, your booking will be cancelled. For more information on the first payment, see Rent and other costs above.
