Booking for Master's and Bachelor's degree students opened 21 May 2019 9.00 am CEST. Xior is currently fully booked. Any cancellations will be posted on the Xior website (use a Google Chrome browser). You will not be informed if this is the case, you would need to check the website regularly. These are directly posted on the Xior website.

Utrecht University reserves a limited number of accommodations with property management organisation Xior. Xior offers furnished private rooms in the Willem Dreeslaan residence (The Hive) and private studios in the Rotsoord Residence.

Willem Dreeslaan 113 (private rooms)

The Willem Dreeslaan building (previously known as "The Hive") offers private rooms with shared facilities with the basic furniture you need. On each floor there are kitchen, shower, and toilet facilities that are shared with the other tenants and the floors are mixed gender. This type of accommodation is especially suitable for degree students who are willing to share facilities such as the bathroom and kitchen with other residents. There is a shared bicycle shed, an outdoor area and a laundry room for all tenants. The building is situated in the Lauwerecht district of Utrecht, only about 5 minutes cycling distance from Utrecht's City Centre. The rooms via Xior are not eligible for rent allowance. Bear in mind that the number of rooms available via Xior is very limited and they usually book up very quick.

Rotsoord (private studios)

The newly developed Rotsoord building is especially suited for degree students who aim to live near the university and the city buzz, but seek more privacy at home. The popular Rotsoord districts offers cafés, shops, and restaurants, is within walking distance to the city centre, and is located at a mere 15 minute bike ride from Utrecht Science Park. A shopping center with a variety of shops, a weekly open air market and several supermarkets can be found just around the corner. The spacious studio apartments in the building are brand new, have the basic furniture you need and have their own kitchen and bathroom. If you are 23 or older and meet the individual requirements, the accommodation in the Rotsoord building is eligible for rent allowance.

Who can apply

In order to apply you need to be eligible for the Reserved Accommodation Programme. Xior housing is available for new international non-Dutch students who enrol in the first year of an English taught Master’s or Bachelor’s degree programme per September 2019. Xior housing is exclusively available for a fixed rental period of 12 months for the first year of studies.

When to apply

You can register to apply from 21 May 2019 9.00 AM Central European Summer Time (CEST) onwards. Before this date and time registration or booking for the accommodation per August 2019 is not yet possible.

How to apply

Booking for Master's and Bachelor's degree students opened 21 May 2019 9.00 CEST. Bear in mind that it is unlikely for XIOR to have additional offers, and cancellations are rare. Make sure to also consider other housing options

  1. Application with Xior for the rental period per August 2019 opens 21 May 2019 9.00 AM CEST via www.xior-booking.com (the available offers will apear on 21 May 9.00 CEST). This website is not fully accesible with the Internet Explorer browser. The advised browser is Google Chrome.
  2. Select "City: Utrecht," "Complex: Rotsoord" or "Complex: Willem Dreeslaan 113". The rooms and studios reserved for new international UU degree students are labelled "UU"
  3. Select accommodation labelled "UU" and enter this year’s booking code for UU students: 1920XIORUU. This code will not be valid until booking opens 21 May. Once you have entered the code you have 15 minutes to carefully read the details and register to apply. When you register to apply you pay a non-refundable registration fee of 25 euros
  4. Xior will verify your eligibility with Utrecht University. Note that this may take some time!
  5. Once your application has been verified you will be asked to finalise your reservation by digitally signing the contract and by making the following payments: 1000 euro deposit (studio) or 500 euro deposit (room), 75 euro administration fee and 150 euro cleaning fee

The rooms and studios reserved for UU students are labelled "UU". Some rooms on “Willem Dreeslaan 113” will be labelled "HU-Year" or "HU-FALL". These rooms are reserved for HU students of the University of Applied Sciences (Hogeschool Utrecht). For these rooms UU students are ineligible. Because UU students cannot apply for rooms reserved for HU students, the UU code will not be valid.

Types of accommodation and rent

Types of accommodation

Xior offers single furnished rooms with shared kitchen and bathroom facilities in the Willem Dreeslaan building. The Rotsoord building offers furnished studios with a private bathroom and kitchen. All the rooms and studios are furnished with a single person bed, matras, wardrobe, desk and chair.

Average rent

The monthly rental fees are roughly 450 - 550 euros per month including utilities for a single room in the Willem Dreeslaan building, and 875 euros per month including utilities for a private studio in the Rotsoord building. Bear in mind that, as explained in the contract, the monthly rent excludes Municipal taxes and fees. These must directly be paid by the tenant to either Xior or to the Municipality of Utrecht upon request.

Rent allowance

If you are 23 years or older and also meet the other individual requirements such as contract duration, Xior’s private studios in the Rotsoord building are eligible for the government regulated scheme called rent allowance. This means that you can possibly benefit from a cost reduction off your monthly net rent of up to 350 euros per month. The single rooms in the Willem Dreeslaan building are not eligible for rent allowance. Read more on rent allowance.

Rental period

The accommodation is exclusively available for a one year fixed rental periods:

  • Willem Dreeslaan rooms: 2 September 2019 – 17 August 2020
  • Rotsoord studios: 16 August 2019 – 12 August 2020

Frequently asked questions

How do I increase my chances of booking XIOR accommodation?

The accommodation is rented out on a first come, first served basis. Once booking opens on 21 May 2019 9.00 AM CEST you are advised not to postpone this to a later time. Still, even if you keep to the booking date and time, there is a chance that you will not be able to book. Take this in mind and also explore alternative options beforehand.

Can I rent XIOR accommodation for longer or shorter?  

This is not possible. The accommodation via Xior is only available for a fixed rental period of 12 months and only for the first year of studies. If you are looking for accommodation for a shorter time frame, for example because you are planning to conduct research or an internship abroad, it is not possible to book this accommodation.

Does Xior offer accommodation to couples or families?

No, the rooms and studios via Xior are not suitable for couples, children or families.

Am I allowed to bring my pet?

The Reserved Accommodation Programme does not offer accommodation that is suitable for pets.

What if I am unable to book via the Reserved Accommodation Programme?

Because the number of reserved accommodations is limited, most students have to search for housing on their own.
